Karst
In most of the country this would be an odd page to write. In Greene County it is one of the first things a buyer, builder or developer needs to understand, because it changes where you are allowed to put things.
Why here
Greene County sits on the Springfield Plateau, a part of the Ozarks underlain by Mississippian age limestone. Limestone dissolves in mildly acidic groundwater, and over a long enough period that produces karst terrain: sinkholes, caves, springs, and streams that disappear underground.
Roughly 2,500 sinkholes have been mapped in the county's karst terrain. Springfield specifically shows one of the higher sinkhole densities in Missouri, alongside West Plains and the Lake of the Ozarks area.
Two things follow from that. First, a meaningful number of properties around here have a karst feature on them or next to them. Second, local government has written rules about it, and those rules attach to your building plans whether you knew about the feature or not.
Inside Springfield, if a sinkhole is visible on a site, the builder is required to hire a geologist to determine its boundaries, and structures have to be located away from the rim. That is not advice, it is a condition of building.
The practical consequence is a sequence. Somebody has to identify the feature, somebody has to delineate it, and then the site plan has to work around the result. Finding out at foundation stage is expensive in a way that finding out at due diligence is not.
Greene County requires a 25 foot setback from a sinkhole for new commercial buildings, parking lots and sanitary sewers. The Greene County Design Standards, adopted in 1999, set out criteria for design and construction on any site with sinkholes or other karst features, and the general rule is that construction in a sinkhole is to be avoided.
Why sewers are on that list. Sinkholes are direct openings into the groundwater system. A sanitary sewer line that fails next to one does not leak into soil that filters it, it discharges into the aquifer. The setback is a water quality rule as much as a structural one, which is why it applies to parking lots too.
A geologist determines what a karst feature is and where its boundaries run. A surveyor locates it accurately, ties it to your property corners, and puts it on a drawing that a plan reviewer will accept.
In practice the survey is what makes the rule usable. A setback is meaningless until somebody knows, to the foot, where the rim is relative to where you intended to put the building. That is a topographic survey question as much as a boundary one, because the shape of the ground is part of the answer.
Things a survey will typically pick up on a karst site:
Greene County maintains GIS data that includes geology, sinkholes, springs, and cave entrances and passages. That is a reasonable first look and it is free. What it is not is a substitute for someone walking the site.
Mapped inventories are compiled from aerial imagery, older mapping and reported features. They miss things, particularly small or recently developed depressions, and they are not surveyed to a boundary-grade accuracy. A feature can be real and not on the map, and a mapped feature can be located approximately enough to matter when you are working to a 25 foot setback.
A sensible order of operations. Check the county GIS first, because it is free and quick. If anything shows up, or if the site has closed depressions, unexplained wet spots, or a stream that vanishes, get a survey before you are committed. On a commercial site in Springfield, budget for a geologist as well.
Missouri sellers have a general obligation to disclose known material defects. A known active sinkhole on a residential lot is the kind of thing that sits squarely inside that. But "known" is doing a lot of work in that sentence, and plenty of sellers genuinely do not know. Do not rely on disclosure to find this for you.
Standard homeowners policies generally do not cover earth movement, and sinkhole collapse commonly falls under that exclusion. Some carriers offer coverage as an endorsement, and terms vary considerably.
We are not insurance advisors and this is not the page to settle it on. The point worth making is that discovering a karst feature is not automatically covered, which is a further argument for finding out before you buy rather than after. Ask your agent specifically, and get the answer in writing.
