What a survey costs around Springfield

Nobody publishes this, which is annoying when you are trying to budget. Here are honest ranges and, more usefully, what actually moves them.

These are orientation figures for the southwest Missouri market, not quotes. Every parcel is different and the spread within each row is real.

What actually drives the number

Record quality

The single biggest factor on a boundary survey. A 2005 platted lot with a recorded plat and surviving pins is quick. A 1948 metes and bounds description referencing a fence corner and a tree is a research project before anyone goes to the field. Whether corners survive

Recovering an existing capped pin takes minutes. Re-establishing a lost section corner from original field notes and proportional measurement is a different order of work.

Parcel size and shape

More perimeter and more corners, more field time. An irregular tract with fifteen calls costs more than a rectangle of the same acreage.

Terrain and vegetation

Ozarks ground is not flat and is frequently wooded. Heavy brush, steep slopes and creek crossings all slow field work down. A mowed suburban lot is the easy case.

Karst

Comparing quotes properly

A lower number is often a smaller scope. Make sure every quote answers these:

  • Will corners be set and monumented, or just located?
  • Is a sealed drawing included? An unsealed sketch is not a survey.
  • Will it be filed or recorded, and is that in the price?
  • What record research is included?
  • On an ALTA, exactly which Table A items? This is where commercial quotes diverge most.
  • What happens if adjoiner conflicts turn up during research?
  • What is the timeline, and what happens if you have a closing date?

The cheap quote worth questioning. If one bid is dramatically under the others, find out what is missing. Common answers: no corners set, no sealed drawing, no filing, or minimal record research. Those are not savings, they are a different product.
